Lobby Renovation

Before its renovation, the lobby felt cold, dark, and stylistically outdated, with faux stone paneling covering the walls. An update was clearly needed to restore the sense of grandeur appropriate for the building’s entrance. In particular, the cramped doorman’s station called for a complete rethinking in both function and design.

ECA was engaged to transform the entrance and lobby with a light touch, respecting the building’s classic architecture while giving the space a refreshed, contemporary feel. We partnered with Amir Khamneipur Design (AKD), an interior design firm led by one of the building’s residents, who developed the furniture and lighting package. Through a collaborative process involving AKD, the board, and our professional renderer, we explored multiple design iterations to achieve a solution that feels both historically grounded and distinctly modern.

The space was brightened by simplifying wall paneling, cleaning and polishing all existing stone surfaces, reconfiguring the doorman’s station, and introducing thoughtfully integrated built-ins. Original architectural details were preserved, restored, or replaced as needed to maintain the lobby’s character. Upgrades also included a revised HVAC system, new radiator and fan coil unit enclosures for improved access, updated doors with new hardware, and the addition of handrails on the steps connecting the upper and lower lobby levels.
