Lobby Renovation

Built in 1904 for Stuart Duncan, the son of a prominent grocer and importer, this former beaux-arts mansion, now a seven-unit condominium, had undergone major changes to its interior configuration. In addition to meticulous restoration of plaster ceiling and stone details, remaining pendant light fixtures, stair railings, and marble floors, we adjusted the proportions of the entry vestibule ceiling and reconfigured the concierge desk and package area to provide better service and security. Modern enhancements, such as a floor to ceiling beveled mirror with metal details, leather paneled wall and concierge desk, new furnishings and custom stair runner, and new brushed steel fabric radiator covers, complement existing materials. Aesthetic and accessibility upgrades included new elevator cab interior, replacement of stair railings and brackets, new free-standing mailbox cabinet and lighting, as well as a new entry door system and decorative door hardware throughout. The resulting renovation celebrates the original details while improving service and security, adding to building value.
